What are credit and reference checks?

Most landlords/ letting agents run a credit/ reference check to see if you/ your guarantor had problems paying bills in the past. We only run credit/ reference checks on guarantors.

We seek to verify the following:

  • Income Reference – in the form of either an employer’s or accountant’s reference, verifying the guarantor's employment and income status. 
  • Landlord Reference – highlighting whether the guarantor currently lives in rented accommodation or whether the guarantor is a homeowner
  • Adverse Financial Check – checks red flags in a guarantor's financial background (e.g. CCJs and other adverse data). You can check your own credit record for free through i.e. Experian.
