Working in student lettings and sales is an exciting graduate job opportunity. Depending on the time of the year, it is a fast paced role and you will meet lots of different students and landlords throughout the day.
Here are 3 tips to help you be a good student property sales and lettings negotiator
1. Be personable
The role is all about rapport building. If you have just graduated it will be easy for you to build rapport with students who are now looking for student accommodation. You’ll know what they are looking for, where and what kind budget they have. If you haven’t yet bought a property yourself, try to relate to the landlord, their property needs and the worries they may have in regards to their investment. You’ll be able to offer the landlord guidance based on your knowledge of the student market. Additionally, learn as much as you can about HMO regulations - although you may not be advising the landlord directly on HMO matters it is important for you to have a basic understanding of it to be able to point the landlord in the right direction if needed.
2. Be Ambitious but always stay customer focused
To succeed as a student letting and sales agent you need to have a drive; both to get new landlord clients onboard and to get their student property investment tenanted. Don’t try and aggressively push a group of prospective student tenants to rent a particular house - students often rent a property months in advance of the next academic year and pushing them to take a house they don’t really like only backfires.
3. Be honest
Nothing makes for a worse start to a student tenancy if certain things have been overpraised during a viewing such as a full property redecoration which then did not take place. Ensure any repairs or maintenance are agreed to by all parties in writing to avoid any conflict. At the same time don’t over promise rents achievable to a HMO landlord. Be realistic when advising the landlord on achievable rent to help the landlord let the property for the next student letting season.
